  • The Quest Organization
  • Brooklyn, NY

Job Description

The Construction Superintendent will lead capital improvement, renovation, and redevelopment projects across a multifamily portfolio. This individual will oversee the full project lifecycle, from planning and budgeting through construction, close-out, and tenant delivery, ensuring projects are completed on time, within budget, and with minimal disruption to residents.

Responsibilities

  • Oversee daily field operations for multifamily residential construction projects, coordinating all phases of construction from site preparation and foundations through framing, MEP installation, interior finishes, and final turnover.
  • Schedule, direct, and supervise subcontractors, vendors, and trade partners to ensure work is completed efficiently, safely, and in accordance with project requirements.
  • Develop and maintain short-term look-ahead schedules, monitor construction milestones, identify potential delays, and implement solutions to keep projects on track.
  • Inspect ongoing construction activities to ensure work complies with architectural and engineering drawings, specifications, applicable building codes, and established quality standards.
  • Enforce jobsite safety procedures, maintain an organized construction site, and ensure compliance with OSHA requirements and applicable New York City regulations.
  • Review construction drawings, specifications, shop drawings, and submittals to identify conflicts, discrepancies, and potential constructability issues before they affect progress.
  • Identify and resolve construction issues, coordinate RFIs with project managers and design teams, and communicate field conditions or changes requiring further review.
  • Work closely with project managers, architects, engineers, consultants, and ownership to communicate progress, address challenges, and coordinate upcoming construction activities.
  • Coordinate material procurement, deliveries, equipment, and site logistics to ensure trades have the resources needed to maintain productivity.
  • Coordinate municipal inspections, track punch-list items, oversee corrective work, and support final inspections, certificate-of-occupancy requirements, and project turnover.
  • Maintain daily construction reports, site photos, manpower logs, schedule updates, inspection records, and documentation of field conditions and delays.

Qualifications

  • 5+ years of construction field supervision experience, preferably overseeing multifamily residential or large-scale residential construction projects.
  • Demonstrated experience managing subcontractors and coordinating multiple trades on active construction sites.
  • Strong understanding of the multifamily construction process, including foundations, structural systems, framing, MEP coordination, building envelope, interior finishes, and project closeout.
  • Ability to read and interpret architectural drawings, structural plans, MEP drawings, specifications, and construction documents.
  • Experience developing construction schedules, monitoring progress, and resolving field-level issues.
  • Working knowledge of applicable building codes, OSHA standards, jobsite safety practices, and construction quality-control procedures.
  • Strong leadership, communication, organizational, and problem-solving skills.
  • Ability to manage competing priorities and maintain a hands-on presence in a fast-paced construction environment.
  • Experience with construction management software, scheduling tools, and daily reporting systems is preferred.
  • Experience working on multifamily projects in New York City, including familiarity with NYC permitting, inspections, and site logistics, is highly desirable.
